The product
- Is this a CRM or accounting software?
- Both halves in one system. Sales blocks and books flats from the chart. Accounts raises demands, records receipts and keeps the ledger with GST. Both work on the same bookings.
- Does it send demand letters to buyers on its own?
- No. When a stage is complete, it prepares draft demands for you to review. You untick anyone in dispute, and a person checks and submits each one.
- Can we price per square foot?
- Yes. Each project uses the rate basis you choose: carpet, built-up or super built-up area, or a lump sum per flat. Each flat stores all three areas.
- What about the landowner's share of flats?
- Landowner flats start as Not For Sale and cannot be booked. When the landowner releases one to you, the owner marks it Available and the reason is kept on the flat.
- Can we change the schedule for one buyer?
- Yes. The payment plan fills the schedule, and every row stays editable until a demand exists for it. The rows always add up to the agreed price.
Money and tax
- How is GST handled on demands?
- Each demand is a tax invoice, and the GST comes from the tax template set up for your company. The treatment is confirmed with your CA before your first demand.
- What about the buyer's TDS under section 194-IA?
- Above the threshold in your settings, the booking marks the buyer as deducting TDS. When they pay, the receipt carries the deduction, and it waits in TDS receivable until their certificate arrives.
- A home loan pays part and the buyer pays the rest. Can we record both?
- Yes. Record the bank's disbursement and the buyer's own payment as separate receipts against the same demand.
- Can we take token money before the first demand?
- Yes. Token money is recorded as an advance against the booking and applied to the first demand.
- Does our accountant still get full accounting?
- Yes. The general ledger, trial balance, receivables and the other standard reports are all there, in the same system as the bookings.
Your data and your team
- Who owns our data?
- You do. Each builder's data sits in a separate database of its own, never shared with another builder.
- Whose name do our staff and buyers see?
- Yours. Your company name is on the screens, and your letterhead is on the letters and receipts. Wingflows Realty appears only in small print.
- Can each person see only their part?
- Each person gets a role: sales, accounts, manager or owner. Each role has its own screens.
- Does it work on a phone?
- Yes, in the phone's browser. The chart and the owner's view are laid out for a phone. There is no app to install.
Getting started
- We have existing bookings in Excel. What happens to them?
- Your towers and flats come in from a spreadsheet through the import template. How bookings that are already part-paid come across is agreed with you during setup.
